New Owners FAQ


 Please stop by the Front Desk in the Administration Building, to complete your new owner paperwork. During this process, you will receive your prox cards, transponders (optional for $20), mail key, and tennis key. If you wish to have your HOA dues automatically deducted from your checking account, see the Accounting Office to complete the required form. 

Water is provided by the Resort and included in your monthly dues.

  • Basic cable service is included in your HOA dues. Spectrum now requires a Digital Adapter to view your channels.  Per our agreement with Spectrum, each owner is entitled to one complimentary Digital Adapter. You will need one for each TV. There is a fee for additional adapters.  To set up your basic cable, additional channels, and/or internet contact Spectrum directly.

The Resort fee is a mandatory fee established by the Board of Directors and is intended as an all-inclusive fee covering administrative, maintenance & security services. Also provides renters full access to the facilities and activities of the Resort, except Owner Only facilities (Owners’ Lounge & Kitchens at La Palma and El Saguaro clubhouses).

$22 per day/per lot for all renters.

All renters including family members or friends using an RV or lot that is not owned by them are required to pay the resort fee (NO EXCEPTIONS).

The $22 resort fee covers two golfers per lot, additional golfers pay golf fees (See Golf Course Rules).

If you are expecting any guests, you are required to leave their names with the Security Gate and/or Front Office. Guests who are not on the guest list will be denied access to the Resort.

  1. Permit Required: Except for limited, routine maintenance items described below. Before any improvement is done on any lot, a permit application is to be submitted to the Community Standards and A&A Coordinator for the A&A Committee to review and approve. This is to ensure that all modifications and improvements comply with the Association’s Governing Documents. Any improvements done on a lot without an approved permit application from the A&A Committee will be sent to a hearing before the Board of Directors.

  2. All major and complete Lot modifications will require a licensed survey of the lot, locating the four corner pins, before a permit will be issued. Please contact the Community Standards and A&A Coordinator for more information regarding the process.

No fee will apply to these permits, however, an inspection is required when the work is completed.

  1. Repair of Lot Light

  2. Repair of Fifth Wheel Enclosure

  3. Repair of Fifth Wheel Stairs

  4. Removal of trees, hedges, or landscape material.

  5. Rig move within the Resort (To ensure the rig has been inspected before sale. Please refer to the A&A Rules in Section 2).

No permit is required for: routine maintenance, sealing lot hardscape surface, annual bed cleaning in the Spring and replanting in the Fall, and maintenance of Palm Trees.
